HOA Petition

There have been problems with our HOA Board's communication with homeowners. A major concern is regarding the preliminary survey taken with no communication of the results, no meeting held for owner input, as the President said to "not to fear, there, will be a meeting for owner input." We have this documentation. Then. on Dec. 4 2025, when the notice and agenda for the Dec.17th 2025 meeting was sent out, the agenda did not include the 8 individual proposals. They were also not individually reviewed on the Zoom meeting. On Zoom by the Presidents notes, the participants were told a ballot to vote on would be coming. The Zoom link for the Dec.17th meeting was never sent out with the agenda or mailed later to each home. We have these documents. There was difficulty getting on the Zoom meeting and after a resident asked for the link on Facebook, a Board member sent the link out on Facebook. However, it did not work and another Facebook message was then sent out with another Zoom link. This was all done on the day of the meeting of Dec. 17, 2025. There is no time stamp on the Facebook posts. However, day of or minutes before would all be inappropriate and last minute communication. The meeting then started late at 6:10, adjourned at 6:30. Facebook should never be used, esp. day of or minutes before to send out Zoom meeting links. Not everyone has facebook. It's also not a proper or professional means of communication for an HOA Board. Therefore, the meeting should have been cancelled. The ballot for proposal vote should be null and void. We request a formal meeting with Board, Charleston Management Co.and with Home Owners of Olde Mill Village, to discuss the Board's lack of proper and clear communication and to discuss the 8 proposals so owners may have input towards specific verbiage to address concerns. In addition, there has been a lack of Board responsibilities evident in the non compliances that currently are happening. Just #1 proposal is an example. Our Board is aware there are chickens at multiple homes currently and this is against our current CCRs. As far as we are aware the Board has done nothing to address this and other non compliances. Also, evident that they continue. One example for just #1 proposal, but there could be concerns for each, is in the verbiage there are no specific numbers written in the proposal for the number of hens that would be allowed, even if this proposal was to pass.
